Lindsey Noss, Owner of Interiors by Inspiration, has her roots in the Design Industry dating back to her Grandfather’s founding of two design magazine companies dedicated to serving this field. Assuming the role of Owner & Publisher of Pacific Coast Builder, Western Building Design, Sun Coast Architect/Builder and eventually Design Build Business, her father brought her under his wing providing years of experience, exposure and education to the evolving world of architecture and design.
Graduating with a degree in Business from UC Riverside, Lindsey embarked upon a career in the stock market. While working in the financial industry, she served as an appointed member of San Leandro’s City Council, assisting in writing their General Plan with regards to historic architectural neighborhood preservation. In conjunction with this work, she also served as an Advisory Member for the City’s Commercial Corridor Beautification & Conservation Groups.
Her commitment to the world of design, coupled with her financial background proved a perfect marriage for opening a consulting-based business in Interior Decorating & Staging Homes for sale back in 2001. Lindsey provides a broad-based spectrum of services ranging from decorating plans, color scheme development (interior & exterior), furniture selection & placement, hard surfaces/flooring/wall covering options, fixtures/hardware choices, artwork & accessories, landscape design and preparing homes for quick sale. Through consulting with clients on preserving their home’s unique integrity and style, she has gained a reputation as a dedicated and helpful Design Consultant & Stager.
Throughout her career, Lindsey has sought out on-going training for herself in all aspects of interior decorating, sales & business management and effective marketing to offer the most up-to-date information, trends and products to her practice. She has taught numerous classes at the Academy of Interior Decorating with coursework focused on Staging Homes for Sale, Master Design Plans, Identifying Styles & Historic Decorating, Color Consulting, Trends/Fads/Traditions, Lighting Applications etc. She also served as a Design Coach for newly graduated students at the Interior Design Network Showroom and wrote articles for their IDN Continuing Education newsletter.
Lindsey has collaborated for years with specialty furniture & rug companies, remodeling firms and Realtors to share her experiences, knowledge and expertise.
For Staging Homes: she will guide your Clients through the process of strategically arranging furnishings, décor and outside spaces to spotlight the home’s best features and showcase room possibilities. After the appointment she will also provide your Clients with a professionally typed Design Plan and an easy Co-branded Checklist for what to quickly prepare before Open Houses and Showings. You will be included in all emails & correspondence. The goal is to enable the Buyers to make an emotional attachment to the home and allow them to imagine living in that space…a crucial step in motivating them to make an offer. This strategy has been proven very effective in making staged listings stand out from the rest, gain offers quicker and, in many cases, garner multiple offers.

Home Staging is a powerful selling tool & marketing technique that has been successfully proven to capture the Buyer’s emotions and connect them to the home…a crucial step in motivating them to make an offer. Staging Encompasses the following 6 Successful Steps:

1. Identifying visible repairs the Buyers will see (if applicable)

2. Identifying any easy updates (if applicable)

3. De-personalizing

4. Reducing & simplifying extra belongings that distract the eye

5. Re-arranging for the best online photos & in person walk through viewings

6. Deep cleaning everything inside & outside (hiring a professional cleaning crew is best) My role is to help reduce the stress of selling by arranging furnishings/decor/accessories in a way that showcases the home’s best qualities. I will walk through the home room by room with the Seller (including inside & outside) with a “Buyer’s eye” also keeping in mind how the professional pictures will look. I may be moving furniture, artwork & accessories. The ultimate goal is to remove the “Family Personality” from the home and make it feel very neutral so that the Buyers will be able to envision their belongings in the space and mentally move in.

Owner Occupied Staging Service: $150
Includes: 1 hour walk through, note taking, moving of furniture/personal belongings and follow up with professionally typed Design Plan + Co-branded Sellers Checklist (see below). Each additional hour spent with the client will be billed at $95/hour
Picture Day Prep: $95/hour
Includes: general arranging & stashing personal items away that should not be in the picture to ensure sure each shot/angle appropriately captures the homes best qualities both inside and out.
Client Appreciation Gift: $100 (includes typed Design Plan)
Looking for something special to give your Sellers? Many clients have told me during our appointment “Oh I wish I would have met you when I moved in”. Now you can give the Gift of a 1 Hour Design Consultation + Professional Design Plan on their new home for your Buyers & Sellers. You will be able to present your Client will with an 8.5 x 11 professionally designed Gift Certificate with your name/contact on it and enveloped in a coordinating presentation folder.
Staging & Client Appreciation Appts may cover the following aspects of the Home & Garden:
Exterior: paint colors, landscaping selections, hardscaping, lighting
Interior: paint colors, furniture arrangements for new purchases or existing furnishings, floor plans, carpeting & hard surfaces recommendations, hardware & lighting selections, floor & wall coverings, artwork / mirror / accessory & wall designs, recommendations for decluttering & simplifying, recommendations for cleaning and a professional Design Plan with shopping links for items to purchase if applicable.
After the Staging Appointment:
All notes taken during the appointment will be converted into a typed “Design Plan” for the Seller, Co-branded to you and you will be cc’d on the email. As well, I will also provide a co-branded “Seller’s Checklist” (with your information) which is a great tool for the homeowner to remember quick tips on the day of showings/open houses. There is no additional charge for time on this.
